One bedroom was used as an office for years because of its separate entrance. The kitchen has solid hardwood cabinets to match the house's oak flooring. All hardwood flooring except in certain rooms (bathroom, kitchen,laundry/utility, pantry and one large closet attached to the office, which has been plumbed and greenboarded for conversion to a half-bath). Water is supplied via the Trout Valley community water system, (we had no water bills for 30+ years of unlimited, high-health springwater). Two small springs rise on the upper end of the property. The close-by-the-house firewood shed holds about 2 years of fuel, which heats the house cozy warm for about $350 a year. An ADA ramp into the utility entrance makes wheeling firewood into the house easy and quick. The barn holds up to 700+ square bales of hay, very conveniently located by the house, for speeding up chores. The place has several longtime garden spots, some with highly productive "Chavies fine sandy loam" soil, which is excellent for vegetable and flower growing. Most of the land is channery loam, which makes tillage more difficult, though it's very fertile. The grass pasture was always excellent for our sheep and our "house cow" for milk. A good natural trout stream runs through (no longer state stocked, but the fish are still there and grow well on natural foods).The property is very convenient to both national forest and timber company land, and great to hunt and fish.
